Your home inspection is based on the size and style of your home. All Safeway home inspections include termite/wood destroying insect at no additional cost.

Single Family Home Inspection

Book this inspection if your home is up to 4 beds/2 baths, a townhouse, or half a duplex. This is a complete home inspection, including wood destroying insect inspection (termite).

Larger Single Family Home Inspection

Book this home inspection if your home is up to 5 beds/4 baths. Larger homes please call for an estimate. This is a complete home inspection, including wood destroying insect inspection (termite).

Book this if your home is a single floor home in a shared building. This is a complete home inspection, including a wood destroying insect inspection (termite).

More Information on oil tanks

Homes can have an underground oil tank on the property that has not been dealt with properly. This is a potential liability that can be costly to deal with, especially if the tank leaks. A tank sweep is highly recommended for all home buyers or anyone who wants to know what is on their property. We do a completely non-invasive sweep for these tanks, looking for large metal objects buried on the property. The yard and driveway should be as clear of clutter, debris and objects as possible in order to properly complete the sweep. For example, if there are cars in the driveway, or large objects in the yard, we will not be able to conduct the sweep. Please speak with your realtor, who can help ensure that the current homeowner/resident is aware of the need for the home to be accessible on the day of the inspection.

If we cannot complete the oil tank sweep service on the day of the home inspection, you will not be charged at that time. If we complete the sweep the day of your inspection, it is $200. If we must return or complete it separate from the home inspection, it is $250.  Condos, townhomes and other co-op spaces may not require this. Please check with your attorney if the home requires an oil tank sweep.

More information on sewer line camera inspections

To help ensure the main waste line from the building to the street (when accessible) is free from structural deficiencies, tree root intrusions, and any other blockages, a sewer line inspection provides additional information that will help reduce backups or potential damage and repair. Your inspector will use a camera to visually inspect the interior of the sewer line.

Please note the main waste line cap must be accessible and removable. If we cannot complete the sewer line service on the day of the home inspection, if the main waste line cap is inaccessible or damaged, you will not be charged at that time. If we complete the sewer line inspection the day of your home inspection, it is $300. If we must return or complete it separate from the home inspection, it is $350. Please check with your attorney if you have questions about if this service is needed.

More information on radon testing

Radon is a toxic radioactive gas that can sometimes be found in the home. Exposure to high levels of radon is known to cause lung cancer and other negative health conditions. The gas cannot be smelled, tasted, or seen, so it is important for the health of you and your family that you have our inspector with professional tools and licensing to measure the amount of radon in the home. Please refer to the NJ Radon map.

Your home inspector will place two (2) radon testing canisters per test, which must remain under closed house conditions for 2-6 days. We will provide you and your realtor with the information on maintaining closed house conditions to give to the current homeowner/resident through your realtor or attorney. The inspector then returns to pick them up to send out for testing. The radon results will be added to your home inspection report when it is back from the testing lab. If placed at the time of the home inspection, it is $175 per test, or $195 if conducted separately.

What if I book services, and they cannot be completed, or are not needed?

It is best to discuss ahead of time with your attorney what services should be completed on the home, and speak with your realtor to be sure the current homeowner/resident is prepared for access to the home and property, to avoid issues at the time of the inspection.  If you book an oil tank sweep, sewer line inspection and/or radon test, and they cannot be completed on the day of your home inspection due to an issue at the home, or it is determined it is not needed, we will not charge you for that particular service at that time. If we must return to the home to do the service, you will be charged the separate rate. 

We are also happy to add services at the time of the home inspection if circumstances and time allow.  Rest assured we will charge you fairly for the services we complete for you.
